What is the difference between facilities management and a maintenance contract?
A maintenance contract covers an agreed list of assets on an agreed visit frequency. Facilities management is broader: we take responsibility for the condition and compliance of the building as a whole, hold the asset register, plan the spend, coordinate specialist vendors and report to you on what was done and what is coming up.
Do you cover both hard and soft services?
Yes. Hard services such as electrical, plumbing, HVAC, civil and fabric repair are delivered by our own teams. Soft services such as cleaning, waste removal, pest control and landscaping are delivered or coordinated under the same contract so you keep a single point of accountability.
Can you take over a building that has no maintenance history?
That is a common starting point. We survey the property, build the asset register, note defects and safety items, then propose a maintenance schedule and a budget. You get a clear picture of the building before committing to a term contract.
How are response times handled?
Response and attendance times are written into the contract and matched to how critical each system is. Priority items such as loss of power, water leaks and lift or cooling failure are treated separately from routine requests, and every call is logged so performance can be reviewed.
Do you work on residential property as well as commercial?
