What services does BFC Ltd provide in Mauritius?

BFC Ltd delivers integrated facilities management and contracting services: facilities management, annual maintenance contracts, electrical works, plumbing works, HVAC and MEP maintenance, civil and renovation works, office fit-out and interiors, metal and carpentry works, construction project management, technical inspection and building audit, office moves and relocation, landscaping and external works, supply of technical labour, and a cloud meeting room booking system for shared buildings. What is integrated facilities management (IFM)?

Integrated facilities management means one provider is accountable for everything a building needs to keep running: the hard services such as electrical, plumbing, HVAC, civil and fabric repair, and the soft services such as cleaning, waste removal, pest control and landscaping. Instead of managing several contractors and several invoices, you hold one contract, one asset register and one performance report.

Can you handle a one-off project as well as ongoing maintenance?

Yes. We take on single projects such as an office fit-out, a renovation, a relocation, a building audit or an emergency repair, and we also run continuing annual maintenance and integrated FM contracts. Many clients start with a one-off job and move to a contract once the asset list is known.

Do you supply technical labour to other contractors?

Yes. We supply vetted skilled technical labour, including electricians, plumbers, welders, HVAC technicians, site operatives and supervisors, on a daily, weekly or monthly hire basis, either self-supervised or working under your own site management.

Do you handle office moves and relocation?

Yes. We plan and carry out office and household moves, including inventory mapping, furniture dismantling and reassembly, workstation and IT reinstallation, secure transport and post-move quality checks. Larger corporate moves are phased so departments stay operational.

How do I request a quotation?

We respond within one business day, arrange a site survey where the scope needs verifying, and issue a written quotation setting out the price, the method and the exclusions.

How much does a facilities management contract cost in Mauritius?

It depends on the size of the property, the asset list, how often our teams attend and the response times you need. Contracts are priced as a fixed monthly fee once a site survey and an asset register are agreed, so the cost is predictable and reactive call-outs do not arrive as separate surprise invoices. Where a building has no maintenance history, we survey first and propose a schedule and budget before you commit to a term.

Do you offer annual maintenance contracts?

Yes. An annual maintenance contract covers planned preventive maintenance on an agreed asset list at an agreed visit frequency, plus reactive call-outs at contract rates. Typical coverage includes electrical distribution and lighting, plumbing and sanitary systems, HVAC servicing, pumps and booster sets, and building fabric.

How is pricing structured?

Materials are priced at cost with no mark-up on supply, and labour and management are stated separately so quotations can be compared like for like. Travel across Mauritius is priced into the quotation rather than added later as a call-out charge.

Can BFC Ltd issue a VAT invoice?

Yes. Where a VAT invoice is required, works are contracted and billed through our associate Building and Facilities Solutions Ltd (BFS Ltd), VAT 28513640, which operates under the same management. The delivery team and the contract standards do not change.

Is BFC Ltd a registered Mauritian company?

Yes. Building and Facilities Contracting Ltd is registered in Mauritius under BRN C26230342, Company Number 230342, and is a CIDB registered contractor for Civil Engineering Construction Works (CT/CE/L/M/04338), Mechanical, Electrical and Plumbing Works (CT/MEP/L/M/04339) and Building Construction Works (CT/BW/L/M/04340).

Coverage, response and working on site

Where is BFC Ltd based and which areas do you cover?

We are based in Quatre Bornes and take on work across Mauritius. We work regularly in Port Louis, Ebene, Rose Hill, Beau Bassin, Curepipe, Vacoas Phoenix, Moka, Grand Baie, Flic en Flac, Pamplemousses and Mahebourg, and we quote for contracts in Riviere du Rempart, Flacq, Black River, Savanne and Grand Port.

How quickly do you respond?

All enquiries are answered within one business day. For urgent reactive works such as loss of power, a water leak or a cooling failure, call or WhatsApp directly and the job is triaged ahead of routine requests. Response and attendance times can be written into a contract and matched to how critical each system is.

Can you work in an occupied or tenanted building?

Yes, and most of our work is. Works are programmed around your operations, including evenings and weekends where noise, dust or isolation would disrupt occupants. Method statements set out isolation, access and reinstatement before mobilisation.

Can you take over a building with no maintenance history?

That is a common starting point. We survey the property, build the asset register, note defects and safety items, then propose a maintenance schedule and a budget. You get a clear picture of the building before committing to a term contract.

Do you cover both hard and soft services?

Yes. Hard services such as electrical, plumbing, HVAC, civil and fabric repair are delivered by our own teams. Soft services such as cleaning, waste removal, pest control and landscaping are delivered or coordinated under the same contract so accountability stays in one place.

Do you work on residential property as well as commercial?

Yes. Alongside offices, retail, industrial units and hospitality, we carry out electrical, plumbing, HVAC, renovation and maintenance work for private residences and residential syndics across Mauritius.

What documentation do you provide?

Written scopes and method statements before works start, progress updates with photographs during works, and photographic records plus close-out documentation at handover. On contracts we also report on what was done and what is coming up in the next period.

Do you provide a meeting room booking system for shared buildings?

Yes. We build, host and maintain a white-labelled live booking system for coproprietes, business parks and multi-tenant offices, running under the building's own name, logo and colours at Rs 1,600 per meeting room per month, including hosting, SSL, backups, monitoring and support.
