Civil and Renovation Works in Mauritius

BFC Ltd carries out ground up civil works and full renovation of existing buildings, either as the main contractor or as the coordinator managing the trades on your behalf.

What we deliver

How we work

Renovation in Mauritius often means working around water ingress, spalling concrete and reinforcement corrosion in structures built decades ago. We investigate the cause before finishing over it, because a repainted wall that is still wet behind will look the same again within one rainy season.

For homeowners who do not want to manage a site, our renovation coordination service takes on the contractor selection, the sequencing, the site visits and the quality checks, and gives you one person to call. You keep control of decisions and budget.

How a renovation actually runs

Renovation work goes wrong in predictable ways: the strip-out reveals something nobody priced for, trades arrive in the wrong order, and the client is asked for decisions at the worst possible moment. We try to remove all three. Before we quote, we open up enough to see what we are dealing with — slab condition, existing pipework and cables, whether that wall is actually load-bearing. Then we sequence the work so that dirty trades finish before finishes start, and we agree the selections that have long lead times, such as tiles, sanitaryware and joinery, before demolition begins.

Concrete repair deserves a specific mention. In Mauritius, spalled concrete with rusting reinforcement is extremely common on balconies, parapets and coastal properties. Painting over it hides the problem for a season. Doing it properly means cutting back to sound concrete, treating the steel, rebuilding with a repair mortar and then protecting the surface.

Frequently asked questions

Do you handle both structural work and finishes?

Yes. We do blockwork, concrete, structural openings and slabs, and we also carry the work through screeds, plaster, tiling, joinery, painting and final making good, so there is one contract rather than several.

Can you work on an occupied house or office?

Yes, and much of what we do is occupied-site work. It changes how the job is planned rather than whether it is possible: dust screening, sequencing noisy work into agreed hours, keeping access and services live, and cleaning down daily.

How do you deal with spalling concrete and rusting steel?

We cut back to sound material, expose and treat the reinforcement, reinstate with an appropriate repair mortar and then apply a protective coating. Cosmetic patching over rusting steel simply postpones a larger repair.
