How we work
Preventive maintenance is far cheaper than emergency repair, particularly in the Mauritian climate where humidity, salt air and heavy seasonal rain accelerate wear on plant, roofing and electrical enclosures. Catching a failing bearing, a blocked condensate drain or a corroding connection early avoids the downtime that follows.
Contracts are quoted per site after a survey, so you are not paying for cover you do not need. You receive a fixed monthly figure, a visit calendar, and a named contact who knows your building.
What a yearly PPM schedule looks like
A planned preventive maintenance schedule is simply a calendar of small jobs, each timed to land before the problem it prevents. On a typical Mauritian building that means roof and gutter clearing plus parapet and flashing checks in September and October, ahead of the cyclone season; air-conditioning filter and coil cleaning with condensate drain flushing every quarter; water tank cleaning and pump and valve checks twice a year; drainage rodding annually; and a distribution board inspection with tightening of terminations once a year.
Each visit produces a short written report with photographs, a note of anything that needs attention, and a quotation if remedial work falls outside the contract. Over two or three years that record becomes genuinely valuable: you can see which plant is nearing the end of its life and budget for replacement instead of being ambushed by it.

What does an annual maintenance contract actually include?

Is a contract cheaper than calling someone out when something breaks?
Over a full year it usually is, for two reasons. Planned work is scheduled efficiently rather than at emergency rates, and small defects are caught while they are still small. The bigger saving is avoided damage: water reaching ceilings, stock or IT equipment costs far more than the repair that would have prevented it.
Can we start a contract part-way through the year?
Yes. We survey the building, agree which tasks are already overdue, catch those up first, then settle into the normal cycle. The contract can be priced pro rata for the remainder of the year.
