MEP and HVAC Maintenance in Mauritius

Mechanical, electrical and plumbing systems account for most of the running cost and most of the complaints in a building. BFC Ltd keeps them serviced, documented and performing.

What we deliver

How we work

In the Mauritian climate air conditioning is the single largest electrical load in most commercial buildings, and a neglected system quietly costs more every month while cooling less. Regular coil and filter attention usually pays for itself well before the next bill cycle.

We service to a schedule, record readings visit by visit so trends are visible, and flag the component that is drifting before it fails. Where a system is beyond economic repair we say so plainly rather than keep charging to patch it.

Why air-conditioning fails early in Mauritius

Split and VRF systems here run close to full load for most of the year, in air that is humid and often carries dust or salt. Three things then shorten their life. Condenser coils blind up and force the compressor to work against high head pressure. Condensate drains block, so water backs up into ceilings instead of running away. And refrigerant charge is topped up repeatedly without anyone finding the leak, which slowly wrecks the compressor.

Our maintenance visits therefore concentrate on the unglamorous parts: cleaning coils and filters properly, flushing and proving condensate routes, checking electrical terminations at the outdoor unit where vibration and heat loosen them, and measuring performance so a developing fault shows up as a number rather than as a complaint from staff. Where a system genuinely is at the end of its life we say so and price the replacement rather than keep charging for gas.

Frequently asked questions

How often should air-conditioning be serviced in Mauritius?

For offices and shops, quarterly is realistic; for kitchens, workshops, coastal properties or units running continuously, more often. The climate here does not give equipment an off-season, so temperate-climate service intervals are usually too generous.

Our unit keeps losing gas. Should we just top it up?

Repeated top-ups treat the symptom. A system that loses refrigerant has a leak, and running low on charge overheats the compressor. We locate and repair the leak, then recharge to the correct weight rather than by guesswork.

Do you cover other MEP services as well as HVAC?

Yes. Mechanical, electrical and plumbing services are usually the same visit for us: pumps, tanks, ventilation, distribution boards, drainage and water systems, alongside the air-conditioning.
