HVAC servicing intervals in a tropical climate
Manufacturer service intervals are written for temperate conditions and moderate run hours. In Mauritius the equipment runs harder, for more of the year, in humid and often salt-laden air. The interval has to shorten or the plant pays for it.

Why the tropics change the maths
Four local conditions compress servicing intervals. First, run hours: cooling is required for most of the year rather than a summer season, so annual compressor and fan hours are far higher than the temperate assumption behind a twelve-month service cycle. Second, humidity: high latent load means condensate is being produced almost continuously, and continuously wet drain pans and trays are where biological growth, blockages and overflow damage start. Third, airborne load: dust in the dry months and pollen, insects and vegetation debris elsewhere clog filters and coils faster. Fourth, salt: within a few kilometres of the coast, marine aerosol attacks condenser fins, casings and fixings, and a corroded condenser sheds capacity long before it fails outright.
The consequence is predictable. A dirty condenser raises condensing pressure, which raises current draw and discharge temperature, which shortens compressor life while quietly increasing the electricity bill. Nothing announces itself; the unit simply cools less well and costs more to run until something breaks in the hot season.
Working intervals we use in Mauritius
These are the intervals we build into an annual maintenance contract as a starting point, then adjust to the site once we have run hours and a season of history. They are deliberately more frequent than a manufacturer's temperate schedule.
Wall-mounted and cassette split units, office use
Filter clean monthly to six-weekly, and monthly through the hot season on a dusty or coastal site. Indoor coil and blower wheel clean, drain pan and drain line clear and flush quarterly. Full service including condenser coil clean, refrigerant pressure and superheat check, electrical connection and current check, and controls verification twice a year. Anti-corrosion inspection of coastal condensers at each visit.
Ducted and fan coil systems in commercial floors
Filter change or clean monthly. Coil and condensate tray clean quarterly. Belt, bearing, motor current and airflow verification twice a year. Duct and grille cleanliness inspection annually, with a cleaning programme where the survey shows accumulation. Any change to the partition layout should trigger a re-balance, because new rooms change the air path.
Chilled water plant, pumps and cooling towers
Weekly to monthly visual and log-reading checks on pressures, temperatures and approach. Water treatment and biological control monitored monthly, more often where a cooling tower is present. Strainers, pump seals and vibration checked quarterly. Chiller full service and tube condition assessment annually, scheduled outside your peak load period. Pipework insulation checked annually - failed insulation in high humidity produces condensation, then ceiling damage, then a bigger repair.
Ventilation, extract and kitchen systems
General extract fans quarterly. Toilet and car park extract quarterly with airflow verification. Kitchen extract canopies, filters and grease-bearing ductwork at intervals set by usage, monthly for a busy kitchen, because grease accumulation is a fire risk rather than a performance one.
Standby generators and booster sets
Not strictly HVAC, but they sit on the same visit and fail for the same reasons. Generators exercised under load monthly, with fuel condition, coolant, battery and transfer verified. Domestic and firefighting booster sets checked monthly with pressures logged; a booster set whose pressures nobody records is a leak you have not found yet. We attended an emergency on a dual Calpeda booster set at Trianon where the leak, once isolated, came down to pipe couplings - the sort of thing a logged monthly check surfaces early.
Adjust the interval to the site, not the catalogue
Three factors justify shortening any of the above. Proximity to the sea is the strongest: a condenser within sight of surf needs corrosion inspection and fin washing far more often than the same unit in Curepipe, and coated coils are worth specifying at purchase. Occupancy density and equipment load come next: a BPO floor at high density with continuous IT load runs its cooling at a duty a lightly occupied office never approaches. Air quality is third: a unit adjacent to a car park entrance, a kitchen extract discharge or an active construction site will load its filters at several times the normal rate.
Equally, some intervals can be relaxed. A meeting room unit used a few hours a week does not need the schedule of a server room. This is exactly why an asset register matters more than a blanket policy: the register lets you spend the maintenance budget where the duty actually is.
What a proper service visit should include
A visit that only changes a filter is not a service. The record we produce covers filter condition and action taken, indoor and outdoor coil condition and cleaning, drain pan and line clearance, refrigerant pressures with superheat and subcooling, supply and return air temperatures with the resulting temperature split, running current against nameplate, electrical connection tightness and insulation condition, fan and bearing condition, controls and thermostat verification, and corrosion condition of casings and fixings. Each item is logged with photographs, so the next visit can be compared against the last one. Trend data is what turns maintenance into prediction.
The signs you have waited too long
Reduced cooling with the unit apparently running normally, ice forming on the indoor coil or pipework, water dripping from an indoor unit or a stained ceiling tile beneath it, a rising electricity bill with unchanged occupancy, a musty smell when the system starts, unusual noise from a fan or compressor, or a unit that trips on a hot afternoon and resets when it cools. Any of those means the service interval on that asset is wrong.
Frequently asked questions
How often should air conditioning be serviced in Mauritius?
As a practical baseline for office split and cassette units: filters monthly to six-weekly, coils and drains quarterly, and a full service including condenser clean and refrigerant and electrical checks twice a year. Coastal and high-duty sites need the shorter end of each range.
Is twice-yearly servicing really necessary, or is annual enough?
Annual is enough only for lightly used equipment in clean inland air. For anything running most of the year, annual servicing means the plant spends several months of peak season dirty, which is when it draws the most current and is most likely to fail.
Does servicing actually reduce electricity cost?
Yes, and it is the most reliable saving available. Clean coils, correct refrigerant charge and clean filters all reduce the work the compressor and fans have to do for the same cooling effect.
Can you take over maintenance of equipment installed by someone else?
