How we work

Most buildings in Mauritius are looked after by a patchwork of separate suppliers, which means several invoices, several contacts and no single owner of the problem. We consolidate that into one managed service so that a fault reported in the morning is picked up by a team that already knows the asset, the history and the site access rules.

We start with a walk round and an asset register, agree a maintenance calendar with you, then report monthly on what was done, what it cost and what is coming up. Where specialist input is needed we bring it in and manage it, so the accountability stays with us.

Why buildings in Mauritius need planned maintenance

Our climate is hard on buildings. Humidity sits high all year, coastal properties take salt-laden air, and the cyclone season from November to April brings intense rain that finds every weak joint in a roof, parapet or gutter. Air-conditioning runs almost twelve months a year rather than seasonally, so filters, coils and condensate drains clog far faster than the manufacturer's temperate-climate service intervals assume.

The practical result is that reactive repairs cost far more than planned ones. A blocked outlet that would take twenty minutes to clear in October becomes a soaked ceiling, ruined furniture and a week of disruption in February. Planned facilities management simply moves the work to the calm part of the year, spreads the cost evenly, and keeps a written record of what was done — which matters when you come to sell, insure or hand over a building.

What is the difference between hard and soft facilities management?

Hard FM covers the physical fabric and engineering services of a building: roofs, structure, electrical installations, plumbing, drainage, air-conditioning and pumps. Soft FM covers the services that keep the building usable day to day, such as cleaning, waste removal, grounds and pest control. BFC Ltd is an engineering-led contractor, so our strength is hard FM, and we coordinate soft services around it.

Do you maintain buildings outside Quatre Bornes?

Yes. We are based in Quatre Bornes and work across Mauritius, including Port Louis, Ebene, Curepipe, Grand Baie, Flic en Flac and the east coast. Travel is factored into the contract price rather than charged as a surprise extra.

How are response times agreed?

Response times are written into each contract rather than fixed for everyone, because a hotel kitchen and a quiet office block need very different cover. Tell us which systems are critical to you and the hours you operate, and we will quote against that.
